MEP Plans USA

These Terms of Service ("Terms") govern your use of mepplansusa.com and your purchase of engineering services from MEP Plans USA ("we," "us," or "our"). By placing an order or submitting any form on this website you agree to be bound by these Terms.
1. Services Provided
MEP Plans USA provides custom engineering drawings prepared in accordance with applicable California codes based on the information provided by the client for California residential projects including:
- Accessory Dwelling Units (ADU) — typically 600 to 1,200 conditioned square feet
- Junior Accessory Dwelling Units (JADU) — typically 200 to 500 conditioned square feet
- Garage Conversions — typically 400 to 800 conditioned square feet
- Single-Family Residential — new construction, additions, and remodels — typically 1,500 to 3,500 conditioned square feet
- Projects exceeding these standard size ranges are quoted separately on a case by case basis — contact orders@mepplansusa.com for a custom quote
2. Deliverables
Each completed order delivers engineering drawings in PDF and DWG format. Deliverables vary by disciplines ordered and may include:
Mechanical Plans: HVAC layout, duct design, Manual J heating and cooling load calculation, Manual S equipment selection, Manual D duct sizing, ventilation design, exhaust fan layout, equipment schedules.
Electrical Plans: electrical panel schedule, load calculation, lighting plan, circuit layout, outlet locations, EV charger conduit, GFCI and AFCI locations, single-line diagram.
Plumbing Plans: drain waste and vent system, water supply layout, sewer connection, fixture schedule, CALGreen compliance notes, isometric diagrams where required.
Title 24 Energy Compliance Report: California residential energy compliance CF1R report when ordered as an add-on service.
All drawings are prepared to comply with applicable California codes including the National Electrical Code (NEC), ASHRAE standards, International Plumbing Code (IPC), International Mechanical Code (IMC), California Plumbing Code (CPC), California Building Code (CBC), California Residential Code (CRC), and California-specific amendments.
3. Pricing
All pricing is based on project type, disciplines selected, and conditioned square footage. Each square footage tier is priced differently — larger projects within each tier are priced higher than smaller projects. The exact price for your project is calculated during the order process based on your selections.
ADU, JADU, and Garage Conversions:
- Single discipline (Mechanical, Electrical, or Plumbing only): starting at $995 for projects under 600 SF, with price increasing for each size tier up to 1,200 SF
- Two disciplines (any two of Mechanical, Electrical, Plumbing): starting at $1,695 for projects under 600 SF, with price increasing for each size tier
- Full MEP package (all three disciplines): starting at $2,295 for projects under 600 SF, with price increasing for each size tier up to 1,200 SF
Single-Family Residential:
- Single discipline: starting at $1,495 for projects under 1,500 SF, with price increasing for each size tier up to 3,500 SF
- Two disciplines: starting at $2,495 for projects under 1,500 SF, with price increasing for each size tier
- Full MEP package: starting at $3,495 for projects under 1,500 SF, with price increasing for each size tier up to 3,500 SF
Add-On Services:
- Title 24 energy compliance report: $240 for ADU and JADU, $299 for residential
- EV charger circuit design: $150
- Solar and battery storage readiness: $150
- Gas piping design: $150
- Priority turnaround (3 business days): +$299
- Expedited turnaround (1 to 2 business days): +$599
Projects exceeding 1,200 SF for ADU or 3,500 SF for residential are quoted separately. Contact orders@mepplansusa.com for a custom quote.
All pricing is subject to change. The price confirmed and paid at time of order is binding for that order.
4. Turnaround Times
- Standard: 5 business days from receipt and verification of all required project files
- Priority: 3 business days from receipt and verification of all required project files
- Expedited: 1 to 2 business days from receipt and verification of all required project files
Turnaround times are estimates based on typical project complexity. Actual turnaround may vary for unusually complex projects. Turnaround time begins only after all required project files have been received and verified as complete and legible. MEP Plans USA is not liable for delays resulting from incomplete, inaccurate, or illegible client-provided information.
5. Client Responsibilities
To ensure timely and accurate delivery of your engineering plans the client is responsible for:
- Providing complete, accurate, and legible architectural drawings including floor plan, site plan, and elevations
- Providing accurate project information including project address, conditioned square footage, project type, and scope of work
- Verifying all project information for accuracy before submitting the order
- Confirming local permit requirements with the city or county building department before ordering
- Hiring a licensed California contractor to install the systems shown in the drawings
- Submitting the completed drawings to the building department
- Responding promptly to any requests for clarification from MEP Plans USA
MEP Plans USA is not responsible for errors, delays, additional revisions, or additional costs resulting from inaccurate or incomplete information provided by the client.
By submitting any order form or contact form on mepplansusa.com you consent to being contacted by MEP Plans USA by email, phone, or text message regarding your project, order, or inquiry.
6. No Permit Approval Guarantee
MEP Plans USA prepares engineering drawings designed to comply with applicable California codes and standards based on the information provided by the client. We do not guarantee that any jurisdiction will approve your plans without comments or corrections. Building departments have their own review procedures and may request additional information, clarifications, or jurisdiction-specific modifications. MEP Plans USA is not responsible for permit denial, permit delays, building department fees, or any additional requirements imposed by any jurisdiction.
7. Revisions and City Correction Support
Two client-requested revisions are included with your order. Building department corrections related to our MEP scope are handled separately as part of our city correction support.
Your order includes complimentary revisions for official city plan check correction letters directly related to the MEP engineering drawings we prepared. Included revisions are intended to address official building department comments related solely to the original scope of work and do not constitute redesign services. To request a revision submit the official building department correction letter to orders@mepplansusa.com.
Included revisions apply only to:
- Official building department plan check correction comments
- The original project scope as described at time of order
- The original architectural plans submitted with the order
Included revisions do not cover:
- Changes requested by the client after delivery that are not required by the building department
- Architectural redesigns or layout changes
- Changes to project square footage after order placement
- Additional rooms, units, or spaces added after the original order
- Changes resulting from updated architectural plans submitted after original delivery
- Scope changes of any kind initiated by the client
- New engineering requirements resulting from client-initiated project changes
Any work outside the included revision scope may require a separate quote. Revisions are processed within the standard turnaround time unless priority or expedited service was purchased.
8. PE Engineering Stamp
PE engineering stamp is available as a separately quoted add-on service requiring review by a California-licensed Professional Engineer. Not all jurisdictions require a PE stamp for residential MEP drawings. The client is responsible for verifying whether their jurisdiction requires a PE stamp before ordering. PE stamp pricing is provided as a custom quote based on project scope and complexity. If your jurisdiction requires a California-licensed Professional Engineer review and stamp, we will provide a custom quotation before work begins.
9. Intellectual Property
All engineering drawings, calculations, and documents produced by MEP Plans USA are licensed to the client under a non-exclusive, non-transferable license solely for the specific project and address identified in the order. Drawings may not be reused for other projects or addresses, resold, sublicensed, or transferred to third parties without prior written permission from MEP Plans USA. MEP Plans USA retains ownership of all drawings and reserves the right to use anonymized or redacted project drawings for portfolio, marketing, and training purposes.
10. Disclaimer of Warranties
Except as expressly stated in these Terms, all services are provided "as is" and "as available." MEP Plans USA disclaims all implied warranties including merchantability, fitness for a particular purpose, and non-infringement to the fullest extent permitted by law. We do not warrant that services will be error-free or that all building departments will accept the drawings without comment.
11. Limitation of Liability
MEP Plans USA total liability for any claim arising from or related to an order is limited to the amount paid by the client for that specific order. MEP Plans USA is not liable for indirect, incidental, consequential, special, or punitive damages of any kind including but not limited to lost profits, construction delays, contractor errors, permit denial, permit delays, increased construction costs, or property damage. MEP Plans USA is not liable for errors or omissions resulting from inaccurate or incomplete information provided by the client.
12. Force Majeure
MEP Plans USA shall not be liable for any delays or failures in performance resulting from causes beyond its reasonable control including but not limited to natural disasters, internet or telecommunications outages, utility failures, labor disputes, government actions, pandemics, software or cloud provider outages, or any other event outside our reasonable control. In such circumstances we will notify you as soon as reasonably practicable and make reasonable efforts to resume services promptly.
Refund Policy
13. Nature of Services
MEP Plans USA provides custom engineering and drafting services prepared specifically for each client's individual project. Because every order requires dedicated engineering resources, technical review of project documents, and custom plan preparation, our refund policy differs from businesses selling standard or physical products.
14. Production Timeline
Production generally begins shortly after payment confirmation and typically within one (1) hour during normal business hours. Production is considered to have begun when any of the following occurs:
- Your project has been assigned to a production engineer
- Your submitted project files have been opened for review
- Any engineering calculations, drafting, coordination, or plan preparation has started
- Engineering resources have been specifically allocated to your project
15. One Hour Cancellation Window
You may request cancellation within one (1) hour of payment confirmation. A full refund may be issued only if production has not yet begun as defined in Section 14. To request cancellation email orders@mepplansusa.com immediately with the subject line CANCELLATION REQUEST — Order Number. Include your full name, email address, phone number, and order number.
If production has not begun a full refund will be issued to the original payment method within 5 business days minus any non-refundable payment processing fees.
If production has already begun within the one hour window no refund will be issued.
16. No Refund After Production Begins
Once production has begun as defined in Section 14 no refund will be issued except where required by applicable law. This includes but is not limited to:
- Orders where drawings have been partially completed
- Orders where drawings have been fully delivered
- Orders cancelled after the one hour window
- Orders where the client is dissatisfied with the permit outcome
- Orders where the client provided inaccurate or incomplete information
- Orders where the client no longer needs the plans
17. Discretionary Partial Refund
MEP Plans USA may at its sole discretion issue a partial refund if production has begun but deliverables have not yet been completed. Any such refund is determined based on the stage of work completed and is not guaranteed. This is not a contractual obligation and is evaluated entirely at the discretion of MEP Plans USA management.
18. Non-Refundable Fees
The following fees are non-refundable under all circumstances:
- Any non-refundable payment processing fees charged by our payment processor
- Priority turnaround fees once production has begun
- Expedited turnaround fees once production has begun
- Title 24 report fees once report generation has begun
- Any add-on service fees once work on that service has begun
19. How to Request a Refund or Cancellation
Email orders@mepplansusa.com with one of the following subject lines:
- CANCELLATION REQUEST — Order Number (within one hour window)
- REFUND REQUEST — Order Number (exceptional circumstances only)
Include your full name, email address, phone number, order number, and detailed reason for the request. All requests are reviewed within 1 business day. Approved refunds are processed within 5 business days to the original payment method.
20. Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of California without regard to conflict of law principles. Any dispute arising from or related to these Terms or any order placed through mepplansusa.com shall be resolved in the state or federal courts located in California. You consent to personal jurisdiction in California for any such dispute. Before initiating any legal action you agree to first contact MEP Plans USA at orders@mepplansusa.com to attempt to resolve the dispute in good faith.
21. Entire Agreement
These Terms together with the Privacy Policy constitute the entire agreement between you and MEP Plans USA regarding your use of this website and purchase of services. These Terms supersede all prior agreements, representations, and understandings.

The content of this website is provided for informational purposes only and does not constitute engineering advice for any specific project unless provided as part of a paid engagement with MEP Plans USA. Pricing, turnaround times, and service descriptions shown on this website are subject to the full Terms of Service stated herein.
22. Changes to These Terms
We may update these Terms from time to time. Updated Terms will be posted on this page with a revised effective date. Your continued use of our website or placement of an order after any changes constitutes acceptance of the updated Terms.
