What size homes qualify for flat-rate pricing?

Homes up to 3,500 square feet of conditioned area qualify for our flat-rate residential MEP pricing. Anything larger than 3,500 SF receives a custom quote, so the scope and fee match the added complexity of the project.

How Size Is Measured

A few factors determine which tier applies and whether small add-ons come into play.

  • Pricing is based on conditioned (heated and cooled) square footage.
  • Additions and remodels are typically scoped by the affected area and the systems involved.
  • Bedroom and bathroom counts can add modest fees (+$100 per bedroom, +$150 per bathroom).
  • Add-ons such as gas piping or an EV charger circuit are priced separately from the size tier.

Over 3,500 SF

Larger custom homes involve more equipment, more circuits, and additional coordination, so we provide a tailored quote rather than a flat rate. Note that ADUs follow a separate pricing structure up to 1,200 SF, detailed on our cost of ADU MEP plans page.
