What is included in the price?

Every order includes the finished, permit-ready MEP plans delivered as a PDF, two rounds of revisions, and city plan-check corrections related to our drawings — at no extra charge, with no sales tax. The published price is the price you pay; the only optional extras are a Title 24 report and faster turnaround.

What each discipline's plans contain

Depending on what you order, the deliverable includes the engineering, calculations, schedules, and code-compliant drawings for that discipline:

• Mechanical: Manual J load calculation, HVAC layout and equipment schedule, and ASHRAE 62.2 / Title 24 ventilation.
• Electrical: panel and load calculations, power and lighting plans, circuit design with GFCI/AFCI protection, single-line diagram, and panel schedule.
• Plumbing: water supply design, drain-waste-vent layout, water heater specification, fixture schedule, and riser/isometric diagrams.

Optional extras (not automatically included)

What is not in our scope

So nothing surprises you, the following are billed by third parties and are not part of the plan price: architectural design changes, structural engineering, city/permit and plan-check fees, school/impact fees, utility connection fees, site visits, HERS field verification testing, and contractor installation work.
