Are there hidden fees?

No. Our plan price is flat and published, and it already includes two revisions, city corrections, and permit-ready PDF delivery — with no sales tax in California. The only charges from us are optional, opt-in add-ons. That said, building an ADU involves third-party fees that are outside our scope, and we list them openly here so nothing surprises you.

Third-party fees that are NOT part of our scope

These are billed by the city, your utility, or other consultants and contractors — not by us. They vary widely by jurisdiction and project:

  • City permit and plan-check fees charged by your building department.
  • School and impact/development fees (many ADUs under 750 SF are exempt under state law).
  • Utility connection fees for water, sewer, gas, and electric — water and sewer in particular can run into the thousands.
  • Architectural design changes and structural engineering — we prepare MEP only.
  • HERS field verification testing by an independent certified rater, where the energy design requires it.
  • Site visits and contractor installation work — equipment, labor, slab cutting, service upgrades, and similar items are contractor scope.
Think of it this way: we provide the permit-ready MEP plans for one transparent fee. The city, the utilities, your contractor, and (when required) a HERS rater each charge their own fees that are outside our control. We call these out up front so you can budget the whole project accurately.

For example, a 600 SF Full MEP order is $1,495 with nothing hidden added — if you opt into Title 24 it becomes $1,735, and your city's permit fee (billed by them) is separate.
